Maintenance Management
During a maintenance audit, we will perform onsite visual surveys of your vertical transportation equipment. Surveys include the machine rooms, hoistways and pits. Upon completion of the audit, we will provide a detailed list of covered deficiencies.
The customer had complaints about their elevators shutting down. The elevator company stated that the equipment was worn out and parts replacement was required. They provided a repair order to install new locks and rollers for $30k. After a review by our Vertical Transportation experts, it was discovered that the issues were due to poor maintenance performance. It was also discovered that the work proposed was covered in the customer’s service contract.
Customer savings: $25k
We will provide a detailed maintenance agreement using industry terminology. The agreement will include the coverage and scope of services, a baseline for enforcing contractor performance, and key beneficial discounts.
Gain a better understanding of your existing service contract and make sure it covers what you need it to. We will provide key highlights to your service contract, including covered and non-covered items, the contract term and specific cancellation date, and the extent of coverage for overtime and regular time calls.

We will provide a bid package to be distributed among qualified bidders and operate as the key liaison for bidders’ Requests for Information (RIFs). We will review and summarize all bid results and present them to the owner’s representatives, and provide a formal award recommendation.
Make sure you understand what you’re being billed for and why. We will provide a comprehensive invoice review, comparing what is being billed to the actual coverage in the service agreement. We can also review repair proposals to ensure they are competitive and meet the needs of the equipment.
The customer received a proposal from the elevator company to upgrade the door operators on their 3-car mid-rise group. Our Vertical Transportation team reviewed the upgrade proposal and determined that the door operators were not obsolete and had maintenance and repair coverage in the elevator service agreement. The elevator company repaired the door operators at no cost to the customer.

Modernization Management
We will perform an onsite survey to determine the remaining service life of your vertical transportation equipment to help you decide if it’s time to modernize your system.
Our team will prepare a detailed modernization specification designed specifically for the elevator equipment. We provide a Request for Proposal (RFP), including bidding instructions (Bid Form), general conditions, project procedures, a summary of work, performance criteria and code compliance.
We provide a review of the qualified bids for your project, the exceptions or clarifications, and a recommendation for the award. Our team can even provide the actual contract document, a review of submittals, and a review of contract draws and lien waivers.
Upon completion of the project, we review closeout documents and warranty compliance.
The customer was being urged to upgrade their elevator systems and had been provided a modernization contract by their maintenance provider to upgrade their duplex passenger elevators. The customer felt the project was overpriced. Our Vertical Transportation team was able to locate multiple qualified elevator companies in the immediate area. A customer-friendly specification and bid package was written and sent out to qualified bidders. The bid review found more competitive rates based on customer-friendly specifications. The Vertical Transportation team also received a lower rate from the customer’s maintenance provider once the project went out for bid.
